Setting Your Property Up For Success When Renting
Here are a few things to chat about before the first open inspection of your property
- Uploading your property on a Monday for an open inspection on a Wednesday
- Frequency of communication & who I’m calling to give updates
- Reviewing applications & turnaround time to present the “top 3” applicants to you
- Refer all enquiries through to me; tenants avoid property managers, but there’s a reason you hired me… to get the best tenant!
- Something may go wrong; it’s normal and can be fixed
- Keys and access to the property
- Ensure your property is clean, tidy and maintenance issues are resolved!
Confirmation of lease terms
- Availibility/move in date for the tenant
- Lease duration (12 months or 6 months)
- Is the property furnished?
- Tenants responsibility for water (usage & supply)
- Pets? Negotiable or non-negotiable
Open inspections
- Displaying of open inspection times
- Avoiding private viewings; focus on competitive public open inspections
- Midweek open inspections vs Saturday open inspections
- Pre-registration for tenants to view the property
- Post-open inspection text message with application information
Rental figure
- Confirmation of rental figure
- Review of comparable rental properties to ensure rental figure is accurate
- Single figure vs rental range
What are the signs that we have not hit the mark? And what do we do about it?
- Lack of enquiry, low attendance numbers and poor quality applicants
- Proactivately discuss a plan to generate better quality applicants
- Make a proactive and considered change to the price to ensure the campaign remains on-track
- Remember; the most engaged interest for your property is likely to occur in the first 2 open inspections!
